Which Loft Sells First? 2 New Luxury Boston Lofts at 36 A St

Wednesday, January 21st, 2015

Two almost mirror image luxury lofts at 36 A St in South Boston / Seaport are on the market this week.
Constructed in 2006, 36 A is a boutique loft building at the cusp of West Broadway in South Boston, the perfect location for a quick hop to Boston’s Seaport District and Fort Point Channel, but a commuter’s dream too.
Featuring amenities such as heated garage parking, common and private roof deck with panoramic Boston views, this is luxury at great price.
The units were delivered with floor to ceiling windows (albeit on one side of the lofts, unless you bought a corner unit, then it’s two sides!), high-end fits and finishes in the kitchens and baths. And one of my favorite features – EIGHT foot doors!

The Two Lofts on the Market (2C and 5C, so in the same “stack”):

  • 1370 Square Feet
  • 2 Bedrooms
  • 2 Full Baths
  • Garage Parking
  • Condo Fees: $580
  • Acid Stained Concrete Floors
  • Pet Friendly
  • BOTH priced at $849,000

Boston’s Seaport District Apartment Rents Plummet

Tuesday, October 22nd, 2013

According to the Boston Business Journal, the once rising apartment prices in Boston’s Seaport District are actually dropping – they fell by almost 9%  in Q3 2013 – due to the influx of 450 new apartments ready to lease. Average rents in the 3rd Quarter of 2012 were $2,136. This year in Q3, rents are averaging $1,952.

The Seaport is Boston’s “hottest” neighborhood, with the addition of the new ICA, Convention Center, buildings such as FP3 Lofts on Congress Street, and the restaurants / retail / office space to go with it.

Premier Boston Lofts at Court Square Press

Monday, November 19th, 2012

I often get asked what’s my favorite loft building in Boston. Tough question to answer because Boston has an amazing array of lofts, and I’ve seen units in buildings that are what I would call the perfect loft, but the building may not be as attractive, or the area I wouldn’t consider highly desirable.

However, one of Boston’s loft buildings that scores high on several factors: quality of units, perfect combination of factory conversion & upscale finishes, gorgeous building with great amenities that Court Square Press shares with it’s sister building the Macallen (gym, concierge, garage parking, gallery-like lobby, 20,000 SF rooftop terrace, etc), and a location that continues to grow in value (The Redline T is across the street!) is Court Square Press in the Seaport area of South Boston.

I had the pleasure of helping two buyer clients purchase there this year, and I was confident that both made a prudent decision, both for quality of living and value.

Here’s the quick market sales data for sold units this year (so far) at Court Square Press, 9 West Broadway, South Boston:

  • Number of Lofts Sold = 14
  • Average Days on Market = 72
  • Average Price Per Square Foot Sold = $500
  • Average List Price = $644,000
  • Average SOLD Price = $619,000
  • Least Expensive Loft Sold = $360,000 (1st Floor, 1 Bed / 1 Bath, 673 Square Feet)
  • Most Expensive Loft Sold = $1,277,500 (Top Floor, 3 Bed / 2 Bath 2114 Sf, w roofdeck)

New to Market Live / Work Boston Loft at Fp3

Thursday, November 8th, 2012

Fp3 Boston is a combination of 3 residential buildings in Boston’s Seaport District / Fort Point. The Seaport District is Boston’s hottest growing area, with Mayor Menino enticing businesses with the “Innovation District” Label, new retail, hotels, the ICA, apartments and, of course, the restaurants now dotting the landscape along the waterfront.

Fp3 remains one of the very few residential buildings in the Fort Point (well, residential with a few Barbara Lynch restaurants Sportello, Menton and Drink all over looking Congress Street). With it’s converted factory feel and new, modern construction finishes, the lofts at Fp3 are highly desirable. These lofts were sold out a few months ago and now we are seeing resales starting to hit the market.

Just released on the market today is a fantastic live / work Boston Loft with a very unique private terrace.

346 Congress Street / Fp3 Unit 108 details:

  • 938 Square Feet
  • Price: $574,000
  • One Bedroom (Open concept) / One Full Bath
  • Condo Fee: $515/month (includes Heat, Hot Water, Gas, Water, Concierge, etc)
  • 150 Sf Private Terrace
  • Oversized Factory Windows
  • Maple Hardwood Floors
  • Designer Kitchen
  • Rental Parking available for $255/month
  • Live / Work zoning

For More information & private showing, please contact Paul Santucci, Director of Boston Lofts. 617-694-0004
